Williams Landing
Blocked, burst or leaking in Williams Landing?
Blocked drains, burst pipes and leaks in Williams Landing, from the Federation Trail to the south-west wetland, passed to a licensed plumber day and night.
Plumbing in Williams Landing
Airfield land, a sewer reserve and a modern network
Most of the suburb went up on former RAAF land: the airfields on Williams Landing closed in 1996, after seventy years of service. Drains on that ground are PVC with modern inspection openings, so faults are more often poorly bedded joints or builder's debris than failed clay.
About a quarter of the suburb is conservation reserve, mostly around a wetland in the south-west corner. Streets near it drain toward that reserve, so a stormwater line that backs up there may depend on the wetland level, and outfall work needs the asset owner's consent first.

Williams Landing questions
Main Outfall Sewer rules and rear fence easements
Are drains in the north west estate any different?
Not much. The Wyndham Waters residential estate in the north west corner was never part of the air base, but it is this century's work, with PVC drains and modern openings. A blockage there is more likely a poorly bedded joint than an old clay pipe.
Can I dig near the trail behind my fence?
Check the plans first. The Federation Trail runs through the suburb following the reservation for the Melbourne to Werribee sewer line, so lots backing onto it border a sewer reserve rather than a park. Easement plans are read before anyone digs near the rear fence.
Does work in the sewer reserve need a heritage permit?
Not always. The Main Outfall Sewer is on the Victorian Heritage Register, and new drainage or water works in its reserve are exempt if they leave the sewer alone and plans are given to the Executive Director in advance of works. That paperwork goes in before the job is booked.
