Rosanna
Blocked, burst or leaking in Rosanna?
Blocked drains, burst pipes and leaks in Rosanna, from the station shops to the parklands, passed to a licensed plumber day and night.
Plumbing in Rosanna
Postwar streets and parkland gums
Rosanna filled after the war, and over the following decade housing spread outward from the railway line as the shops by the station grew. Houses of that period often still have earthenware sewer branches and galvanised water pipe, so roots at a clay joint or a rusted supply line are the usual suspects, and a camera settles which.
On the old golf course, Rosanna Parklands holds plains grassy woodland with river red gums. Those trees send roots well past their canopy, so homes backing onto the reserve are likely to find them in sewer and stormwater joints, where relining often beats a trench.
Banyule harvests stormwater from a council main drain in Rosanna to water De Winton Park, keeping silt out of Salt Creek. Where a property connects near that system, a blockage close to the boundary is checked against the council pipe before the garden is opened up.

Rosanna questions
Elliston rules, basement tanks and the meter line
Does a house on the Elliston estate need a permit for plumbing changes?
Often, yes. The Elliston Estate and Rosanna Parklands, begun by Merchant Builders, is on the Victorian Heritage Register. Its permit exemptions cover removal of pipe work, and rainwater tanks only where they cannot be seen from a street or park, so new downpipes or a tank in view usually wait on a Heritage Victoria permit.
Who has to agree to drain work in an apartment building?
The owners corporation. One Rosanna building over a basement carpark was approved on condition it provide an onsite water sensitive urban design stormwater detention system, and tanks like that are common property. Any work on the shared lines has to leave the system working.
Who pays for a leak near the water meter?
Yarra Valley Water looks after its main, the meter and the short pipe up to it. Everything from the meter into the house is the owner's, so the leak is pinned to one side or the other before the bill is settled.
