Westmeadows
Blocked, burst or leaking in Westmeadows?
Blocked drains, burst pipes and leaks in Westmeadows, from the old village by the creek to Westmeadows Heights, passed to a licensed plumber day and night.
Plumbing in Westmeadows
An old village by the creek and a seventies estate above it
Westmeadows contains the original Broadmeadows village on the Moonee Ponds Creek, with a linear park and walking trail beside the water. The streets fall toward the creek and carry stormwater to it, so after a heavy downpour a property drain can surcharge from the street system, and that is ruled out before the house drain is dug up.
The Housing Commission came late. It did not begin building near the old township until the mid seventies, and called the area Westmeadows Heights. Houses of the late seventies are likely to have vitrified clay or early PVC sewers, and a camera shows which is in the ground before roots at clay joints are blamed.

Westmeadows questions
Valley Park units and the creek side
Who has to agree before a shared line at Valley Park is cleared?
The State government launched the Valley Park redevelopment with private homes, social housing, independent living units and an aged care facility. Unit groups and social housing often share a sewer branch, so the owners corporation or housing manager agrees before a common line is cleared or replaced.
Why does the gully overflow only in heavy rain?
On the streets running down to the creek, the street drains can fill faster than they empty in a storm. When the gully settles once the rain eases, the cause is the overloaded street system rather than a blockage in the house line.
Who sets where a stormwater pipe may connect?
Hume City Council. Its legal point of discharge names the council pit or kerb outlet for the property, and new stormwater work is connected to that point, not to whatever outlet happens to be closest.
